That answer costs them — in liveability, in energy bills, in resale premium, and in the quality of every morning they spend in their home for the next 20 years.
The floor decision — what the numbers say
Below floor 5
Natural light is compromised in most Gurgaon projects — adjacent buildings or compound walls reduce sky exposure by 40 to 60 percent. Street noise is maximum. Mosquito and dust exposure is higher. Resale discount vs upper floors in the same building: 4 to 8 percent. For buyers prioritising accessibility — elderly parents, small children — the trade-off may be worth it. For everyone else, it is a discount you do not have to accept.
Floors 6 to 12
The sweet spot for most buyers. Elevator wait time is manageable. Natural light is full in most projects from floor 7 onwards. Street noise drops significantly above floor 6. Premium at resale vs lower floors: 5 to 9 percent. These floors are always the first to sell — and the first to be allocated to channel partner clients by developers with strong relationships.
Floors 13 and above
Maximum light, minimum noise, maximum views. PLC premium at purchase: typically Rs 50 to Rs 150 per sq ft per floor above a base floor. On a 1,400 sq ft flat at floor 20, that is Rs 70,000 to Rs 2.1L above base price depending on the developer. At resale, high-floor premium in Gurgaon Grade-A projects runs at 10 to 15 percent above identical lower-floor units.
The facing decision — the one that affects every single day
East-facing
Morning sun. Natural warmth from 6 AM to 11 AM. Afternoon and evening shade — critical in Gurgaon summers. Air conditioning load is approximately 15 to 20 percent lower than west-facing equivalents. Resale preference: highest in the market consistently. Developer PLC premium for east-facing: Rs 50 to Rs 200 per sq ft.
North-facing
Consistent indirect light throughout the day. No direct sun — ideal for those who prefer uniform lighting. Low heat gain. Popular with working professionals who are rarely home during daylight hours. Resale: second-most preferred after east.
West-facing
Afternoon sun from 1 PM to 7 PM. In Gurgaon's climate, west-facing apartments run 2 to 4 degrees warmer than east-facing equivalents — measurable in electricity bills over a year. PLC premium is typically zero or negative versus east-facing.
South-facing
Year-round sun from midday onwards. Warm in winter, very warm in summer. Popular with buyers from northern India who associate sunlight with prosperity. Air conditioning load similar to west-facing.
