The historical pattern in Gurgaon: Dwarka Expressway pre-Metro entry at Rs 3,800 psf in 2016, post-announcement jump to Rs 5,200 psf within 18 months. The buyer who entered before the announcement captured the full 37 percent gain. The buyer who waited for confirmation paid the post-announcement price.
