RERA -- what to actually check

The RERA number is the starting point, not the end point. What matters is the approved project size vs what is being sold, the possession date registered with RERA vs what the developer is quoting, and the financial health disclosure the developer is required to file. Monday's session walks through the RERA verification process for any project on your shortlist.

The true total cost -- beyond the listed price

Listed price + GST (5 percent on under-construction) + stamp duty (5 to 7 percent in Haryana) + registration (1 percent) + maintenance deposit (3 to 6 months typically) + brokerage if applicable. On a Rs 80L investment property, the true total cost is typically Rs 92L to Rs 96L. Most first-time investors are surprised by this. Monday's session calculates it for your specific option.

Which investment type suits a first-time buyer

   • New launch residential: lowest entry, highest appreciation potential, 3 to 5 year hold before possession

   • Ready-to-move residential: higher entry price, zero GST saving, rental income from day one, no construction risk

   • Pre-leased commercial: yield from day one, no tenant-finding required, but less liquid than residential at exit
