Three things converge in the last week of May that do not occur together at any other point in the year:
One -- pre-monsoon site visit quality. A site visit in late May lets you see the actual construction state, the surrounding area, and the access roads before the rains change everything. Buyers who visit sites in October are seeing them 4 months on from where they were when the shortlisting happened.
Two -- month-end developer flexibility. May 31 closes the month. The days preceding it are when developers offer their most flexible terms on payment plans, unit allocation, and special pricing for buyers who are ready to act.
Three—pre-summer clarity. The pre-monsoon period has a quality of decisiveness that the post-monsoon rush does not. You are not competing with October buyers. You are making a considered decision in a less crowded market.
